To further accomplish our mission, our day to day property management staff are charged with many responsibilities and tasks. The following are an example of a few:
- Visiting every property at least twice a month to ensure that everything is in good order and the vendors, tenants and contractors are performing their duties in a first class manner and staying within their legal limits
- Periodic review of every Vendor’s contract for price efficiency
- Reviewing all existing leases to ensure timely renewals, option exercises and proper CAM recapture
- Prepare all Sales Tax Returns
- Prepare annual budgets and CAM Reconciliations
- Prepare and send out monthly tenant invoices, making sure that all collections are received on a timely basis
- Working with Insurance Agents to ensure that all risks are properly insured and accounted for
- Reviewing Lender Statements to ensure debt service payments as well as required escrow account payments are being paid timely and properly reflected
- Maintaining and reconciling bank accounts to ensure timely distributions to owners
